The Development Services Department is responsible for land-use planning and building development matters for the Town of Smithers. More specifically, this department addresses community and infrastructure planning, zoning, inspection services, building permits, business licences, development permits and subdivisions. This department is also responsible for appropriate environmental management practices.

The Town of Smithers is re-writing the current Official Community Plan (OCP). OCPs are a general statement of community vision, policies and objectives to guide growth and development in Smithers. Basically, they tell us where we are, where we want to be and how we will get there.
An Official Community Plan (OCP) is a general statement of the broad objectives and policies of the local government respecting the character of existing and proposed land use and servicing requirements in the area covered by the Plan.
It is strongly encouraged that you discuss your development ideas and plans with the Planner for the Town of Smithers.
If you want to undertake a development in a manner that is not in accordance with the Zoning, Servicing, or Sign Bylaws, you may apply to Council for a variance to these bylaws.
The Town of Smithers has an Alpine building design theme, which is mandatory in the downtown area and voluntary for businesses along the highway.
The process for any building project should begin with a discussion of your proposal with the Staff of Development Services for the Town of Smithers.
A building permit is required for all construction work.
