Notice of Development Variance Permit Application (3740 Second Avenue)

Smithers Town Council will review Development Variance Permit Application (DV 19-01) for the property located at 3470 Second Avenue, on Tuesday, March 26th, 2019, beginning at 6:30 pm in the Council Chambers of the Town Hall, 1027 Aldous Street, Smithers, BC.

The applicant, owner of the subject property, legally described as Lots 10 and 11 Block 39 District Lot 5289 Range 5 Coast District Plan 1054, is proposing to build a carport at the rear portion of the subject parcel, in addition to the existing greenhouse located at the front portion of the property, operated by the Grendel Group. Both recreation, including a greenhouse, and off-street parking are permitted principal uses in the C-1A Downtown Commercial Zone; however, only one principal building/structure is permitted. Hence, the applicant is requesting to vary:

Table 5.2b of Town of Smithers Zoning Bylaw No. 1403, by increasing the maximum number of principal buildings permitted in the C-1A zone from one (1) to two (2).

Approval of the variance application would provide the applicant with a convenient parking option close to her single-family dwelling while also permitting the continued operation of the vegetable gardening activities by the Grendel Group on this site.

Anyone who believes they will be affected by the proposed permit is invited to submit written comments to Council prior to the meeting and to attend the meeting. Written submissions must be received by 1:00 pm on the day prior to the meeting of Council.
