At its Regular Meeting on Tuesday, March 28th, 2023, beginning at 6:30 pm, Smithers Town Council will consider the Development Variance Permit Amendment Application DV22-06A for 1611 Main Street, covering Lots 7-19 and a portion of Lots 23-30 in Block 140 Range 5 Plan 1054 District Lot 865.

The subject property is part of the Town-owned LB Warner Site and will house the proposed 37-unit BC Housing-funded, affordable housing project – to be managed and operated by the Dze L K’ant Housing Society. Recognizing the potential low levels of vehicle ownership of the future tenants of this development and to support efficient use of the site, the Applicant’s request is to vary section 2.10.2 of the Zoning Bylaw, by reducing the minimum off-street parking requirement for the proposed development from 1.5 parking spaces per dwelling unit to 1 parking space per dwelling unit. As per the revised project plan, the intent is to accommodate 44 on-site parking spaces, including 37 resident parking spaces (one for each unit), 3 staff parking, 4 visitors parking, and 2 Electric Vehicle (EV) charging stations. This amendment updates the previous Development Variance Permit (DV22-06) on the property which approved a variance in the number of off-street parking spaces by reducing the required number of parking spaces from 45 spaces to 33 spaces.

Anyone who believes they will be affected by the proposed variance permit amendment is invited to submit written comments regarding the subject application. All written submissions must be received at the Town Office before 1:00 pm on Monday, March 27th, 2023.
