At its Regular Meeting on May 12, 2026, beginning at 6:30 pm, in the Council Chambers of the Town Hall, 1027 Aldous Street, Smithers, BC, Council will consider the following bylaw for its First Reading.

Bylaw No. 2006: To amend the Town of Smithers Zoning Bylaw No. 1987 by amending the zoning designation of 3675 Alfred Avenue, from LDR-1 Low Density Residential to R-3 Medium Density Residential.

Purpose:The Applicant is proposing further development of the parcel by constructing a single-storey townhouse building next to the existing building, in the rear yard, comprising three 1-bedroom dwelling units. Each unit will have an approximate footprint of 500 square feet (44.5 m²) and a private outdoor space of approximately 16.7 m².  The current zoning designation of the property is Low Density Residential (LDR-1), which does not permit the proposed number of dwelling units. Therefore, the Applicant is requesting an amendment to the Town of Smithers Zoning Bylaw No. 1987 to change the zoning designation of the subject property from LDR-1 to R-3 Medium Density Residential Zone.

In accordance with Section 464(3)(a), (b), and (c) of the Local Government Act, a public hearing will not be held for this bylaw. Pursuant to Section 467(3)(a) and (b) of the Local Government Act, where a public hearing is not held, the statutory requirement for public notice is satisfied by providing notice of the First Reading of the Bylaw.
