At its Regular Meeting on Tuesday, June 23, 2026, beginning at 6:30 p.m., Smithers Town Council will consider the Development Variance Permit (DVP) application DV26-05 for 3208 and 3220 Third Avenue. The parcel -- which was created by consolidating four independent lots -- contains a 2011-built supportive housing facility, serving 6 residents. The Applicant, Sparrows Christian Housing Society, intends to construct an additional 24-hour assisted living building on the vacant portion of the parcel, serving 4 residents.
In order to achieve the proposed development, the Applicant requests the following variances;
a) Section 4.1.2 (Table 4.1) of the Town of Smithers Zoning Bylaw No. 1987, by reducing:
i) the rear yard setback of the existing principal building from 3.0 m to 1.8. m; &
ii) the front yard setback of the proposed principal building from 6.0 m to 3.0 m.
b) Section 3.6 of the Town of Smithers Water Regulation Bylaw No. 954, by increasing the number of independent water service connections permitted for a parcel from 1 to 2.
c) Section 4.2.6 of Schedule “A” to the Town of Smithers Subdivision Servicing and Development Standards Bylaw No. 1800, by increasing the number of sanitary service connections permitted for individual ownership from 1 to 2.
Anyone who believes they will be affected by the proposed variance permit is invited to submit written comments regarding the subject application. All written submissions to be included on the Council meeting agenda must be submitted either in person at the Town Office or via email at general@smithers.ca, and received before 01:00 p.m. on Monday, June 22, 2026.
