At its Regular Meeting on Tuesday, January 13, 2026, beginning at 6:30 p.m., Smithers Town Council will consider the Development Variance Permit (DVP) application DV25-07 for 3908 First Avenue.
The subject property is a corner parcel and houses a single-detached dwelling, served by two off-street parking stalls accessed by a driveway off Queen Street. The Applicant intends to operate a home-based community pottery studio from the subject location, offering weekly classes and occasional appointments for individual clients during the week. As per the Home Occupation regulations established by the Zoning Bylaw, a business operator must provide at least one off-street parking stall exclusively for Home Occupation use, where clients visit the site. The Applicant regards that adding an extra parking stall by altering the existing access and parking layout would negatively impact the visual aesthetic of the heritage home, hence is requesting to vary Section 2.10.2(a), Table 2.10.2 Zoning Bylaw No. 1987, as necessary to waive the off-street parking requirement for Home Occupation use.
