The Town of Smithers has received a Form and Character Development Permit with Variance application for 1841 Princess Street (see Schedule A). The Smithers & Area Housing Society (SAHS) has applied to build two, 4-unit duplexes to be built on two parcels created by subdividing the existing 4-lot parcel. 

As part of the development, the Town’s Subdivision Servicing and Development Standards Bylaw No. 1800, Section 3.4(c) and Schedule “B” requires the proponent to complete various off-site works. In December, the Applicant requested a variance to waive the requirement for paving the rear lane while proposing to complete all the other required off-site works.  Since then, the Applicant has revised the proposal and decided to proceed with rear lane paving. However, due to resources constraints, the proponent is now requesting variances to waive off-site works required along the Fifteenth Avenue-side of the parcel, including sidewalk construction, curb and gutter, and road widening. 

At its Regular Meeting on Tuesday, February 10th, 2026, beginning at 6:30 p.m., Smithers Town Council will consider the subject application. Anyone who believes they will be affected by the proposed variance is invited to submit written comments regarding the subject application. All written submissions must be received at the Town Office before 1:00 p.m. on Monday, February 9th, 2026.
