The Town of Smithers has received a Form and Character Development Permit (DP) with Variance application for 3879 Alfred Avenue (see Schedule A). BC Housing, the Applicant’s proposal is to build a facility that contains 40 supportive housing units and 20 emergency shelter beds. Due to space constraints, the proposed design does not meet the minimum bike storage requirements established by section 2.10.4 of the Town of Smithers Zoning Bylaw. Hence, the Applicant’s request is to approve the two following variances as part of the DP application submitted to the Town:

a) Reduce the total number of on-site bike storage spaces required from 40 to 35; and

b) Permit 14 of the proposed 35 bike storage spaces to be of the ‘Class 2’ category, instead of requiring all bike storage spaces to meet the ‘Class 1’ standards.

At its Regular Meeting on Tuesday, December 9, 2025, beginning at 6:30 p.m., Smithers Town Council will consider the proposed DP application with variance request. Anyone who believes they will be affected by the proposed variance permit is invited to submit written comments regarding the subject application. All written submissions must be received at the Town Office before 1:00 p.m. on Monday, December 8, 2025. The meeting will be held in the Council Chambers at the Town Hall, 1027 Aldous Street, Smithers, BC, and Facebook livestreamed at: https://www.facebook.com/TownofSmithers.
