The Town of Smithers has received a Development Variance Permit (DVP) application for Lot 15 Frontage Road (see Schedule A) The applicant, Rural Leaf Limited, is proposing to construct a 2,400 ft² single-storey building on the subject parcel, near the Frontage Road–Main Street intersection. Once built, the existing Rural Leaf Cannabis store on Main Street will be moved to the new location.
Due to site constraints, the proposal cannot meet the minimum off-street parking requirements established by the Town of Smithers Zoning Bylaw No. 1987. Therefore, the applicant’s request is to vary Table 2.10.2, of the Zoning Bylaw, by reducing the number of off-street parking stalls required for the development from 1 stall / 45 m2 gross floor area to 1 stall / 112 m2 gross floor area, on the condition that the proponent will create three (3) public on-street parking stalls in front of the property as necessary to ensure traffic safety.
At its Regular Meeting on Tuesday July 14, 2026, beginning at 6:30 p.m., Smithers Town Council will consider the subject application. Anyone who believes they will be affected by the proposed variance is invited to submit written comments regarding the variance requested. All written submissions to be included on the Council meeting agenda must be submitted either in person at the Town Office or via email at general@smithers.ca, and received before 01:00 p.m. on Monday, July 13, 2026. The meeting will be held in the Council Chambers at the Town Hall, 1027 Aldous Street, Smithers, BC, and Facebook livestreamed at: www.facebook.com/TownofSmithers/
